09/22/2023 A quick update on the process of the ”Street Agreement”.
Main Discussion Points:
I believe we got what we thought we would get, plus street cleaning. The maintenance of the streets is now in the hands of the Village of Bolingbrook.
If you have any questions, let me know.
If you want further discussion with the Village, give them a call.

The HOA Board has voted to partner with Green Earth to provide Snow Removal services for all of Bella Vista. This is a 3 year contract, with a “1 month cancellation” clause.
Here’s was the process:
Over the last 3 years, the HOA has received both positive and negative feedback from residents regarding Green Earth. Honestly, I believe that would be true with any vendor the HOA Board selected/hired based upon the last 2+ years on the Bella Vista HOA Board. We are a community of 77 townhouses (maybe ~130 residents), some residents voice their opinions (either way) and others simply pay their assessments and are thrilled they don’t need to shovel driveways, sidewalks and/or porches.
As with any vendor, the HOA Board continually monitors services, discusses performance, analyzes costs and makes adjustments to best serve Bella Vista.
As always, if you have any questions or concerns, please let us know. Thanks.

Please join us for the quarterly meeting Wednesday July 26 7:00PM at the Clubhouse.
As always, if you have any questions/concerns for the meeting, please send them to us by July 24 so we can research and discuss an appropriate response ahead of the meeting. Any “live questions/concerns” may be deferred until the Board has a chance to research and discuss.
Thanks and we hope to see you there.

The Nomination Committee offered to communicate information for the candidates. The following is an invite from Mike Hohlman.
—————————————————————–
Recently I was told by several Bella Vista residents that a post was put on the “Friends” of Bella Vista Facebook site by a resident named Ray West. The post contains false information about “the new person” running for the board which is an obvious reference to me.
Since my wife and I do not participate in Facebook, I am offering to meet with the residents of Bella Vista to discuss my concerns and your issues going forward. I will be at the clubhouse from 6:30 pm to 7:30 pm this Wednesday, October 19. Please feel free to join me and your fellow neighbors.
Mike Hohlman

White Flags – These are potential areas for topsoil and seed applications for the fall growing season. We will prioritize the candidates based upon “current grass quality” and cost, when the estimates come in.
Street Lights Issues – Two Mandalay street lights are out. An electrician has been called. Possible fix next week, but we are at the mercy of their schedule in this new era.
Solicitors – We were visited by two ladies from Campbell Marketing trying to get customers to switch to Verizon. They were told to leave Bella Vista and they reluctantly did.
HOA Election – If you want to run for an HOA Director position, read Lela’s email, give it careful thought and then submit your nomination.
Reserve Fund Investment – Please read Don’s email about it. The policy has been posted on Bella Vista website under documents.
Sprinkler Heads – If there are any problems, let me know. We assume they all work perfectly unless we are told otherwise.
Concrete Work – Hopefully we are starting some concrete sidewalk and mailbox work soon/today. Concrete contractors have been very unresponsive, so we won’t believe it until they show up.
Clubhouse Signin / Use – We have discontinued the “signin requirement”. Please use good judgment in the clubhouse, as it is YOUR clubhouse. Please clean up and turn off lights when leaving. We can see security footage of all areas, so we do know who you are.
Fall Landscaping Cleanup – We do NOT know when this will happen yet.
If you have any questions, let us know.

Quarterly Meeting Wednesday April 27th 7:00PM at the Clubhouse. Tell your neighbors!
11/8/2021
According to the HOA by-laws (Article II, section2.14, page 29) the Board shall elect from among its members a President, a Secretary, and a Treasurer.
Subsequent to the meeting your directors decided that for the coming year the title assigned to each director will be as follows:
Pat Lee President
Lela Laha Secretary
Don Wittmer Treasurer
As we have indicated previously, we will continue working as a team and your questions, suggestions, comments and criticisms can be sent to any one of the directors and the answers will represent a majority view.
10/27/2021
Patrick Lee was reelected as a Director via “voice vote” at the HOA Annual Meeting held on October 26,2021. Patrick’s nomination was the only submission received by the nomination committee by the deadline of Oct 10, 2021. During the meeting, President Don Wittmer asked for “nominations from the floor” (as per By-Laws). There were no “nominations from the floor”. Since the current By-Laws do not address a process to deal with an “uncontested election”, the board decided under the authority of “By-Laws Exhibit B Article 1 1.2 C” to simply ask for a “voice vote” and document the results in the official meeting minutes.
