Landscaping Watering Schedule

05/12/2026

New watering schedule due to new mowing day.

Solara, Balboa – T-Th-Sa – Zones=1-9, W-F-Su – Zones=10-19, , Start=4:15am

Coral Gables, Borego, Bella Vista – T-Th-Sa – Zones=1-15, W-F-Su – Zones=16-31, Start=4:15am 

Mandalay T-Th-Sa – Zones= 1-11, W-F-Su- Zones=12-20, Start=4:15am 

Start times for Zones will vary based on the “seasonal adjustment percentages” of watering times. We water less in the spring and fall, and more in a drought (when it comes).

Reminder: No Fences

Please do not put up fences. Fences are prohibited by the By-Laws. They will be taken down by the HOA with a possible fine.

Note: this does not apply to small, short garden fences surrounding plants/flowers/etc to tell landscapers “do not trim”. The HOA will be able to recognize these types of fences.

Beware of Roof Scammers

The HOA has had a report of somebody going door-to-door telling residents he is a “Bella Vista Adjuster”, there is NO such thing. The HOA Board is NOT working with any adjuster for the “Bella Vista Subdivision”. 

If you are unsure of who you are dealing with, let us know who they are, get their number and we will talk to them.

Reminder: Mulch

The HOA will be working with the Landscaper to put down mulch, as we have done EVERY year. 

A reminder, mulch color is an HOA Architecture Committee decision, NOT a townhouse owner decision. We have always had a consistent mulch color in Bella Vista. While you can certainly add mulch, please do not “invent a new look”. Unauthorized mulch will be covered up by HOA sanctioned mulch.

Mulch

The HOA is working with the new landscaper for new mulch. This is an extra expense item for the HOA as it is not covered in the contract. There is no exact date yet, but we will inform you when it is going to happen. Stay tuned.

Mow Day and Weeds

Moving forward… regular lawn mowing will be on Mondays. Obviously weather has a say in that as well. 

Please remove all signs, trinkets, toys, whatever from the Common Areas (which are ALL the grass areas). 

Please do not put your garbage/recycle bins out early on Monday, wait until the landscapers are gone (preferably 6:00pm as per Village of Bolingbrook Ordinance). 

It will take some time for the new landscapers to get familiar with Bella Vista. They will make some mistakes, as we all do in life. If you have a legitimate/large complaint, let us know. We will pick our battles.

One more thing, we do have weeds. Yes, every Spring weeds grow, then they get treated, then they die, then some come back later, they get treated, they die…  the cycle of weeds.

March 10 Hail Storm

All Residents/Owners, 

As most of you are aware some Bella Vista Townhouses Roofs were severely damaged by the recent hail storms. March 10, 2026 is that date roofers use for claims. 

Some residents/owners have been proactively getting their roofs inspected for hail damage. There are at least 29 (out of 81) Townhouses (that the HOA knows of) that have hail damage that may require a new roof. 

We STRONGLY encourage all residents/owners to get their roofs inspected, and if there is damage, please get it fixed. Your homeowner’s insurance will pay for hail damage. 

The HOA is NOT responsible for hail damage and the aftermath of damage. This means roofs that have been compromised by hail damage are NOT going to be replaced/fixed by the HOA. The HOA By-Laws and Roof Policy explicitly states  “normal wear and tear” will be the criteria for the HOA replacing roofs, NOT hail damage, nor the acceleration of deterioration due to hail damage. It does not matter if your roof is 10 years old or 3 years old, hail doesn’t care, it will damage it.

What do you do?

  • Find a roofer to inspect. Sunrise and Apollo are two that I have seen (look for the signs). We all know are many others who would love to do the work, just be careful. The HOA does not recommend any specific roofer. 
  • Inform Lela LaHa that you are pursuing your roof to be fixed. We will add your information to our “roof spreadsheet”.
  • Fill out an architectural form (on Website or ask Lela) 
  • File a claim. Get your insurance adjuster to work with your roofer. 
  • Work with your neighbors to coordinate timeframes, as if one roof has issues the next roof probably does too. Best to do all roofs in a unit to avoid “seams”. 
  • The/your roofer will explain their process concerning the insurance adjuster, claim acceptance, etc.
  • Keep the HOA informed of progress/success, we would like to know what is going on for everybody’s benefit. 

What will the HOA do?

  • The HOA will assist/advise as much as we can, but it is your roof.
  • Moving forward… the HOA will ask a roof contractor to inspect all roofs (not already being replaced/repaired).
    • The HOA will keep a record of the “state of roofs”. 
    • The HOA will discuss the state of (damaged) roofs with residents/owners, if applicable. 
    • This “state of roof” information will be shared with future townhouse buyers BEFORE a townhouse is sold. We do not want new owners to assume their roof will be a candidate for HOA replacement if that is not true.  

Hopefully this helps answer some questions. maybe I missed something, there is a lot going on lately.

Roofs Damaged By Hail Storm on March 7

The HOA Board recommends all residents have their roof inspected for hail damage. Many residents have had hail damage and will be getting their damaged roofs replaced. It is in your best interests to have your roof inspected and replaced if damaged. For more information, call an HOA Board member.

Landscaping Work

The Landscapers will be doing some spring cleanup and pre-emergent spreading later this week (day depending on rain).

The product is Healthy Start 3-4-3. Generally safe for pets.

New Board Member

Pursuant to Section 7.05 of the Bella Vista By-laws, the HOA Board has unanimously voted to fill the HOA Board Member vacancy created by Don Wittmer’s retirement with Steve Villanueva. 

Steve is a longtime resident and current member of the HOA Finance Committee. Steve will assume the position of HOA Treasurer until next annual meeting in October/November. Don Wittmer has agreed to assist with the transition and will officially retire on February 28, 2026 at 12:37 PM CST.

HOA Board Member elections will be held per the normal schedule unless the HOA Board receives a Petition with 20% (17) of the members requesting an election as per the Bella Vista By-laws.

Don Wittmer Resignation

With mixed emotions, the HOA Board has accepted Don Wittmer’s “retirement resignation”. Don served as Bella Vista HOA President or Treasurer for over 5 years. Don volunteered much of his time and energy for the betterment of Bella Vista. Be it early morning clubhouse inspections or financial reviews or calling vendors/billing departments/whatever, Don was on it. Don will advise and participate in the financial turnover to the next Treasurer (whoever that is). Don will help in the transition to the new era of the new Bella Vista HOA Board. He will be sorely missed, but… he isn’t going far! We wish Don the best in retirement and look forward to his official  “HOA Board Member” photo being hung in the Clubhouse.

Lela and I will be discussing the HOA Board vacancy and will select a new Board member ASAP to serve on the HOA Board until the next HOA Annual Residents Meeting. 

New Landscaping Contract

The HOA Board has signed a new Landscaping contract with “The Landscape Specialists LLC” for 2026 and 2027. They are a Bolingbrook company that has previously done work for the Village of Bolingbrook. 

Please understand… with any “change” there is optimism and there is risk. The HOA Board does understand some residents will applaud this news, some residents will question the change, but most residents simply won’t care as long as the grass gets cut and we have less weeds. 

We hope for a long, successful and satisfying relationship with The Landscape Specialists!

October 2025 Financials are posted

2026 Budget

The 2026 budget is posted under documents. The budget is simply an “estimate” of potential expenses we will incur in 2026. We will adjust funding within the overall total budget as necessary. If we have an emergency, we will look to the “reserves” or “special assessment” to address it, as always. If you have questions, let us know.

Leaves 2025

11-19-2025

The final “leave pickup” will be done around Thanksgiving. Not all leaves will be picked up as not all leaves will have fallen by then. That’s what happens every year.
