09/24/2026

Tree trimming will be done Friday 09/25/2026.
They are taking care of some trees that are too close to the townhouses.
Also two trees on Mandalay being taken down.

09-05-2026

Bella Vista aeration and overseeding is complete. The landscapers will not mow for a couple weeks to give the seeds time to germinate and grow. This means that the grass will get longer than we all want it to in that timeframe. We do not have a date for when they will resume mowing at this time.

09-01-2026

Aeration and Overseeding operations will start later this week. The Landscaper has requested the sprinklers be turned off during this period. As of 11:27 am Tuesday (today), water is off until we are told to turn it back on.

As always, unfortunately, with aeration comes cable line breakage. The cable companies (ATT and Comcast) DO NOT bury their cables deep enough, hence they get cut. We apologize in advance for all breakage.

Landscapers will apply weed control and grub control on Thursday / August 20. Be aware.

Weed control applied, some of the weeds are turning brown and dying.

We have called for help on disposing of 2 trees (Coral Gables and Borego) downed by the recent storm. Stay tuned.

All, 

As some have noticed, weeds have taken over some parts of Bella Vista. The weed problem has been an ongoing problem for years. The HOA board has decided to take some bigger steps (with bigger expenses) to combat this problem. 

Starting Monday (weather permitting), our Landscaper will be starting a program of multiple weed treatments, aeration and overseeding. Some of our weeds are perennials and will be difficult to kill. They have been here for years. The Landscaper is a pet lover and has assured us the treatments are “pet friendly”, but please use common sense as “pet friendly” only goes so far. Note… no weed treatment program is 100% effective, especially to the scale that we have here in Bella Vista. This is a journey, not a sprint.

there is a problem with the rain sensor on the Coral Gables sprinkler control box. The sensor has been bypassed until fixed. Carefree has been called and scheduled.

Mulch has been ordered and will be put in soon. 

When is soon? Not quite sure as that depends on the actual mulch delivery date, weather and manpower scheduling. 

What can you do to prepare? Remove all your trinkets, decorations, hose carts, “do not trim” fences, whatever, from the mulch areas so they are not hindering the workers nor are they in harm’s way. Landscapers are NOT responsible for damage to “things in the mulch areas”.  

Reminder: Mulch color is determined by the Architectural Committee, please do not ADD non-conforming colored mulch on your own. If you have questions, contact the HOA Board BEFORE you act.

New watering schedule due to new mowing day.

Solara, Balboa – T-Th-Sa – Zones=1-9, W-F-Su – Zones=10-19, , Start=4:15am

Coral Gables, Borego, Bella Vista – T-Th-Sa – Zones=1-15, W-F-Su – Zones=16-31, Start=4:15am 

Mandalay T-Th-Sa – Zones= 1-11, W-F-Su- Zones=12-20, Start=4:15am 

Start times for Zones will vary based on the “seasonal adjustment percentages” of watering times. We water less in the spring and fall, and more in a drought (when it comes).

The HOA will be working with the Landscaper to put down mulch, as we have done EVERY year. 

A reminder, mulch color is an HOA Architecture Committee decision, NOT a townhouse owner decision. We have always had a consistent mulch color in Bella Vista. While you can certainly add mulch, please do not “invent a new look”. Unauthorized mulch will be covered up by HOA sanctioned mulch.
