New Board Member

Pursuant to Section 7.05 of the Bella Vista By-laws, the HOA Board has unanimously voted to fill the HOA Board Member vacancy created by Don Wittmer’s retirement with Steve Villanueva. 

Steve is a longtime resident and current member of the HOA Finance Committee. Steve will assume the position of HOA Treasurer until next annual meeting in October/November. Don Wittmer has agreed to assist with the transition and will officially retire on February 28, 2026 at 12:37 PM CST.

HOA Board Member elections will be held per the normal schedule unless the HOA Board receives a Petition with 20% (17) of the members requesting an election as per the Bella Vista By-laws.

Don Wittmer Resignation

With mixed emotions, the HOA Board has accepted Don Wittmer’s “retirement resignation”. Don served as Bella Vista HOA President or Treasurer for over 5 years. Don volunteered much of his time and energy for the betterment of Bella Vista. Be it early morning clubhouse inspections or financial reviews or calling vendors/billing departments/whatever, Don was on it. Don will advise and participate in the financial turnover to the next Treasurer (whoever that is). Don will help in the transition to the new era of the new Bella Vista HOA Board. He will be sorely missed, but… he isn’t going far! We wish Don the best in retirement and look forward to his official  “HOA Board Member” photo being hung in the Clubhouse.

Lela and I will be discussing the HOA Board vacancy and will select a new Board member ASAP to serve on the HOA Board until the next HOA Annual Residents Meeting. 

New Landscaping Contract

The HOA Board has signed a new Landscaping contract with “The Landscape Specialists LLC” for 2026 and 2027. They are a Bolingbrook company that has previously done work for the Village of Bolingbrook. 

Please understand… with any “change” there is optimism and there is risk. The HOA Board does understand some residents will applaud this news, some residents will question the change, but most residents simply won’t care as long as the grass gets cut and we have less weeds. 

We hope for a long, successful and satisfying relationship with The Landscape Specialists! 

We will be posting the new Landscaping contract on the website very soon.

October 2025 Financials are posted

While the document is posted… this file may be updated due to some CSM accounting issues. Nothin major, just a heads-up that this may not be the final posting.

2026 Budget

The 2026 budget is posted under documents. The budget is simply an “estimate” of potential expenses we will incur in 2026. We will adjust funding within the overall total budget as necessary. If we have an emergency, we will look to the “reserves” or “special assessment” to address it, as always. If you have questions, let us know.

Leaves 2025

11-19-2025

The final “leave pickup” will be done around Thanksgiving. Not all leaves will be picked up as not all leaves will have fallen by then. That’s what happens every year.

Aeration Nov 1

11/01/2025

Aeration is scheduled today. We are aerating at 2 inches, internet/cable lines should be buried 6-7 inches deep by your internet/cable provider. If they are not buried deep, they are in harm’s way. Good luck.

Trees

There are plans to take down a few more dead or dying trees over the next month . The HOA will not typically replace trees taken down as it is bad practice to plant another tree in the same location due to the existence of living roots of the previous tree. We are planning on putting sod or seeding over the trunk locations, probably in the spring.

HOA Annual Meeting 2025

Please join the HOA Board for the Resident’s Annual Meeting on Wednesday October 29, 2025 at 7:00 at the clubhouse.

We will be giving a presentation with general status and financials. 

Please send us any questions beforehand, so we have time to discuss and prepare the appropriate response. 

HOA Director Nominations

It’s that time of year again! One (1) HOA Director’s term is due to end November 1st, 2025. 

If you want to run for the HOA Board, please contact the Don Wittmer and/or Lela LaHa to secure a nomination form, fill it out and submit it on/before October 15th 2025. 

On October 15, if necessary, the HOA Board will discuss/communicate logistics for the election and schedule an Election Day.

HOA Meeting

HOA Directors meeting 10/1 at 4:00.Residents can listen, but not participate in the meeting. Also, some topic discussions (such as contracts/contractors and resident issues) are “Directors Only” therefore residents will need to leave the room when those topics are discussed.

Trimming Schedule for First or Second Week in September

Trimming is scheduled (depending on weather) for 1st or 2nd week in September. Warning: They may not trim bushes exactly like you want, so if you don’t want them to trim them… put a small fence around the targets and they will skip them. We have over 1000 plants in Bella Vista… there also is a possibility they may miss a couple or not do a fantastic job on a few. It happens in life.
