New Board Member

Pursuant to Section 7.05 of the Bella Vista By-laws, the HOA Board has unanimously voted to fill the HOA Board Member vacancy created by Don Wittmer’s retirement with Steve Villanueva. 

Steve is a longtime resident and current member of the HOA Finance Committee. Steve will assume the position of HOA Treasurer until next annual meeting in October/November. Don Wittmer has agreed to assist with the transition and will officially retire on February 28, 2026 at 12:37 PM CST.

HOA Board Member elections will be held per the normal schedule unless the HOA Board receives a Petition with 20% (17) of the members requesting an election as per the Bella Vista By-laws.

Leaves 2025

11-19-2025

The final “leave pickup” will be done around Thanksgiving. Not all leaves will be picked up as not all leaves will have fallen by then. That’s what happens every year.

Trees

10/21/2025

There are plans to take down a few more dead or dying trees over the next month . The HOA will not typically replace trees taken down as it is bad practice to plant another tree in the same location due to the existence of living roots of the previous tree. We are planning on putting sod or seeding over the trunk locations, probably in the spring.

HOA Director’s Meeting

The HOA Board is holding a “Directors Meeting” 06-10-2025 4:00pm at the clubhouse. Residents can listen, but not participate in the meeting. Also, some topic discussions (such as contracts/contractors and resident issues) are “Directors Only” therefore residents will need to leave the room when those topics are discussed.

Sealcoating Dates

05/30/2025

Please be advised, sealcoating for half of Bella Vista will be done on Friday June 6. 

If you live on Mandalay, Solara and Bella Vista,

 please move your car(s) on the street Thursday nite (6/5) or early Friday (6/6) morning. Do not park or drive on the sealcoated areas for 36

 hours (Sat 6pm-ish). You want these areas to properly dry. 

Move any cars from the visitor’s parking areas. Do not park in the visitor’s parking areas for those streets.  These parking spaces need to be sealed and striped. We may need to tow cars out of these parking spaces.

The HOA will call the Village of Bolingbrook to allow for “overnight parking” for Bella Vista during this operation. 

Balboa, Coral Gables and Borego will be completed June 13. Rain date June 20.

HOA Annual Meeting Reminder

The Bella Vista HOA Resident’s Annual Meeting is happening Wednesday October 30 at 7:00 at the clubhouse.

Please submit all questions to the HOA Board by 10/28/2024 at 12:01pm. Any questions received after that deadline, may not be answered during the meeting as the HOA Board members may need time to discuss and agree upon a proper response.

Street Light Update / Fixed

09/06/2024

Fixed for $330. This is why the HOA replaces the light bulb on our own first (for ~$30) to see it that is the problem.

We changed the light bulb, unfortunately it did not fix the problem. A electrician has been contacted. No timeline available.

Street Light Out

08/27/2024

The street light on Bella Vista and Bradford is out. We will be checking to see if it is simply the light bulb, which we can change, or if it is something more serious. We change the light bulb first, as if that is the problem, we save about $200 in electrician costs.

Election

Please be advised that this year’s HOA Board of Directors election is scheduled for Tuesday October 24th. between 6:00 and 8:00 PM at the Clubhouse.

The current term of board member Patrick Lee expires at the end of October. He has agreed to be a candidate for another two (2) year term as a board member.

Any Owner interested in being a candidate for election to a two (2) year term must complete the attached application and forward it , no later than October 2nd, to both Charles Breier (CBbreier@comcast.net) and Ken Madeja (Kenmadeja@aol.com) who are members of the Nomination Committee.

Also, please send copies of your application to the undersigned

Clubhouse Rules

As of May 1, the new Clubhouse Rules will be in effect. The Clubhouse Rules were updated from the Hartz version which had some “issues”. The new rules have been posted in Documents.

Clubhouse Streaming Device Switches

During the last HOA Residents meeting, the topic of “streaming devices in the clubhouse” came up. While the HOA itself DOES NOT provide the actual streaming devices (Roku, Chromecast. Apple TV, etc), we have made it easier to bring your own streaming device and get it working. 
We have hooked up a couple of HDMI switches (on the 1st floor) so you can bring your own streaming device and simply plug it in via your HDMI cable. Once it is plugged in, you simply toggle the HDMI switch so your device is now used as “input” to the TV. As such, this saves you (for example) from climbing on the fireplace, finding the HDMI inputs on the TV, plugging in an HDMI cable in the back of a dark TV, figuring out how to change the “input” on the Remote and then reversing all that so the next person could possibly get the TV working again. 

Please keep in mind that you still need to configuration your device to use the Clubhouse WIFI.
